The lister’s office houses the records relating to all the real properties in Warren.  Most of our current records are available through the GIS portion of Warren’s website.  Our hours are a little erratic, as we try to keep our expenses as low as possible.  We are available to come in most anytime that we are needed.  We can be contacted through our email which is listers@warrenvt.org or through the phone at extension #26 and leave us a message.  Our job is to try and see that the properties in Warren are valued as near as possible to the market value.  We make every effort to work with peoples schedules, realizing that the majority of the owners in Town live elsewhere.

As many of you are aware, the Town of Warren is well into a long overdue reappraisal. The last one was in 2008.  The State mandates that towns reassess when their CLA (Common level of Appraisal) reaches 80%. The 2024 CLA for the Town of Warren was 52%. This means that the average property is assessed at 48% below fair market value.

We have mailed postcards notifying homeowners that an appraiser will visit. All structures will be measured on the outside for accuracy. We encourage homeowners to schedule an interior inspection to insure information is correct.  This can be done by calling the office at 802-496-5256. The appraisers will leave a paper on the front door with a code. Please check all the listing information we have on your home to be sure everything is correct, including physical characteristics like square footage, number of bedrooms/bathrooms, and any recent renovations.  Approximately two weeks later, it will be available on the Town website on the Home page. If you do not see it within 4 weeks, please send us an email at listers@warrenvt.org.

The new market value reflects the price at which your property could likely be sold under current market conditions, based on sales of similar properties in your neighborhood. It is important to note that a change in your property’s value does not necessarily mean a proportional change in your property taxes; the tax rate is determined through a separate budget process.

We hope to wrap this all up in the Spring. At that time, we will send you a copy of your new assessed value. If, after reviewing your property details and comparing it to sales of similar properties, you believe the new assessment is inaccurate, you have the right to an appeal.  We will post a date to grieve your assessment.
